Site Work/Excavation:

To include all necessary tree clearing, stump removal, excavation of cellar hole, footing drain as necessary, backfill around foundation, general ruff grade of site, installation of state approved septic

Foundation:

A. 10” x 20” 3000lb. concrete footings.
B. 8” – 10” thick (dependent on home plan) x 8’ high, 3000lb. concrete walls.
C. Hand rolled foundation sealer applied from footings to ground level.
D. Foundation drains surrounded by footing drain where applicable

Poured Floors:

A. 6” of crushed stone or sand under poured concrete floors level and compacted.
B. 4” of 3000lb. concrete for poured for garage and basement floors.
C. Garage floor sloped 3”- 4” toward garages doors (for proper water drainage).

Basement Windows:

Double Pane Slide-by side cedar windows with screens total number will vary depending on plan (except on homes with walk out basements).

Basement Entrance:

Beechwood Builder signature “Full access” style entrance (except on homes with walk out basements), “Full Access” to match rest of home and include full view 9 light glass door.

Framing:

A. Exterior walls: 2 x 6 construction, 16" on center (house wrap “Tyvec” or equiv).
B. Interior partition: 2 x 4 construction, 16" on center.
C. Floor: 2 x 10-floor joists, ¾” Advantec t & g (50 Year warranty) glued and nailed, to floor joist.
D. Roof: 1/2" Fir plywood with 30 yr. Architectural shingles.
E. Siding: vinyl siding (choice of color). Trim Vinyl and aluminum wrapped (white)


Plumbing:

A. Two exterior sill cocks - one in front and one in the rear.
B. 50 gallon - gas hot water tank.
C. One piece shower.
D. Jetted Tub

Heat:

A. Forced hot air by propane gas.
B. Rheem equipment or equivalent.
C. 1 Zone standard heating.
D. (High efficiency option $750 included)
E. Central AC


Insulation:

A. Exterior walls: R-19 fiberglass batt w/air barrier house wrap.
B. Ceilings: R-30 blown in cellulose (Insulation may vary on vaults if applicable).
C. Basement ceilings: R-19 fiberglass batt.

A. 200 AMP service, circuit breakers, all conforming to state and local codes.
B. Two (2) exterior GFI one in the rear of home & one in front

Doors Windows and Trim:

A. Windows: Carefree vinyl (Low E, Argon filled efficiency), tilt balance, grilles in between glass, screens on all windows.

C. Interior doors: six panels molded with “Stafford” casing, painted white.
D. Baseboard: 5 1/2" painted white.
E. Windows: trimmed with “Stafford” Casing (painted white).

Warranty:

One year limited warranty.

House Placement and Lot Preparation:

Builder reserves the right to determine the proper placement of the house, to alter the existing topography, to establish final grades, and determine what trees are to be removed from the lot.

Buyer is welcome to inspect house during construction and agree that all changes relative to the purchase and/or construction of home be directed in writing.

SELLER RETAINS THE RIGHT TO SUBSTITUTE OR BETTER PRODUCTS, USE DIFFERENT MANUFACTURING OR SUPPLIERS FROM THE INDICATED ABOVE.
